M41 Studio provides commercial architecture, interior design, and permitting services for projects ranging from tenant improvements to ground-up development. Our experience includes restaurants, hospitality, retail, healthcare, strip centers, warehouses, flex-use buildings, and standalone commercial buildings.
While we work across different project types, scales, and levels of complexity, restaurant and hospitality design is a particular area of focus. Our experience allows us to develop practical, well-coordinated solutions for both business owners and developers.

For a typical 1,500-square-foot commercial tenant improvement, our design and interior design services generally take approximately 4–5 weeks from the start of the project, assuming the program and project requirements are clearly defined.
Projects with a well-established design direction and complete information can often move faster, while more complex projects may require additional time. When a project has a tight schedule, we can also fast-track the design process by coordinating architecture, MEP, structural, and other consultants in parallel.
We understand that time is money in commercial projects, so we work closely with our consultants and project team to identify opportunities to reduce unnecessary delays.

The permits and approvals required for a commercial project depend on where the property is located, the jurisdiction, the type of business, the size and scope of the project, and the existing conditions.
Depending on the project, approvals may include a building permit, TDLR/TAS review, health department permit, fire department review, industrial waste review, site plan or site plan exemption, and mechanical, electrical, or plumbing permits, among others.
M41 Studio has experience working with jurisdictions throughout Central Texas and can help you navigate the permitting process, identify the applicable requirements, coordinate with consultants, and plan ahead to avoid unnecessary delays.
Permit timelines vary by jurisdiction and project type. For example, in the City of Austin, review timelines can vary depending on the project and review process. Based on our experience, a typical commercial project may take approximately 6–8 weeks from initial permit submission through approval, although this can be shorter or longer depending on the project, review comments, and jurisdiction.

A well-coordinated permit set helps reviewers understand the project and reduces unnecessary questions. Conversely, inconsistencies between architecture, MEP, structural, and other drawings can create conflicts, additional comments, and multiple rounds of review.

Yes. M41 Studio can provide expedited or fast-track architectural services when a project has a tight schedule.
We can accelerate the design process by working on architecture, interior design, MEP, structural coordination, and other project requirements in parallel rather than waiting for each phase to be completed sequentially.
Some jurisdictions also offer expedited permit-review programs for qualifying projects. Where available, we can help coordinate the project around those processes.
Expedited government review typically comes with additional fees, and the actual review time remains subject to the jurisdiction's availability and requirements. For many straightforward projects, however, a well-planned and well-coordinated standard process can be more cost-effective than paying for expedited review.

M41 Studio typically provides a project-specific fixed fee or lump-sum proposal based on the project's scope and requirements. The fee may consider factors such as project size, location, existing conditions, design complexity, MEP and structural coordination, permitting requirements, and schedule.
For larger, more complex or development projects, the fee structure may be divided by phases, such as feasibility, schematic design, construction documents, permitting, and construction administration.

There is no single construction cost for a commercial tenant improvement because the budget depends heavily on the existing condition of the space and the proposed use.
For example, a second-generation restaurant that can reuse existing restrooms, HVAC, plumbing, electrical infrastructure, grease systems, or kitchen equipment may have a substantially different construction budget from a shell-space restaurant requiring new building systems.
M41 Studio can review your square footage, existing conditions, business type, equipment requirements, desired finishes, and scope of work to help establish a realistic design approach and preliminary construction budget.
We also recommend obtaining contractor input as the design develops because actual construction pricing is affected by labor, material costs, site conditions, equipment, and current market conditions.

Our clients have direct access to the architect working on their project, allowing questions and decisions to be addressed quickly without going through multiple layers of a large organization.
